how do I qualify to live at lincoln green?
We have lots of fun at Lincoln Green, but sometimes, as in this case, we have to get serious. We attract individuals who want to be a part of a community that is friendly, courteous and respectful. In other words, good neighbors. Here is a list to help you see if the shoe "fits":
A) Income
- income must equal or exceed 3 times the monthly rent
- roommates - each income must be equal to or exceed 2.5 times the monthly rent
- if neither of the previous criteria applies, then a guarantor will be required
B) Employment
- current employment must be verified through supervisor/personnel department including salary
- if employed less than 2 YEARS, previous employer must be verified as well
- self-employed applicants must provide previous year's tax return for employment/salary verification
- persons without verifiable employment may provide evidence of savings worth 3 times the rent for the total lease period requested
C) Credit rating
- excellent credit required - rating based on RealPage OneSite credit scoring system
- minor to moderate credit problems - applicants may be accepted with an additional security deposit
D) Rental history
- must have acceptable rental history AND/or have been a homeowner for a minimum two years
- verification of rental history will include:
i. payment history, balance of and amount of rent
ii. number of personal conduct complaints
iii. condition of apartment - applicant may be accepted without rental history if he/she has verifiable college/military status and excellent credit
E) Criminal history
- applicant will be denied if they've ever been convicted of:
a misdemeanor or felony involving:
i. sexual misconduct
ii. illegal manufacture, sale and/or distribution of a controlled substance, regardless of whether "adjudication" was withheld
a felony involving:
i. a physical crime against a person(s) or another person's property, regardless of whether "adjudication" was withheld
